Berry Hill Lake is a mountain getaway featuring a new, modern-rustic 4-bedroom, 3.5-bath home overlooking a private 2-acre lake and surrounded by 250 acres of beautiful, wooded mountain land. The house features traditional board and batten siding, original stonework, hardwood floors throughout, and two fireplaces—an indoor gas fireplace and an outdoor wood-burning fireplace.
The upstairs bedroom features a king bed, 60” flat-screen TV, DVD player, private bathroom with double sink, and tiled shower. The main floor bedroom features a queen bed, 60” flat-screen TV, DVD player, private bathroom with double sink, and tiled shower. The basement is finished with two bunk rooms, each containing two bunk beds (8 total beds), a bathroom with a tiled shower, and a movie room featuring a 70” flat-screen TV and DVD player. The basement also includes a 1/2 kitchen with a mini-refrigerator and washer/dryer for guests' use. All of our guests are supplied with a starter supply of toilet paper, paper towels, dish detergent, and trash bags.
Just a short walk from the main house, the bunkhouse provides additional space with six more beds and a full bathroom, ensuring everyone in your group has plenty of room to relax and unwind. Whether you’re traveling with family, friends, or a group retreat, the combination of the main house and bunkhouse offers the perfect balance of comfort and privacy.
Berry Hill Lake features a brand-new, state-of-the-art infinity pool and hot tub, currently under renovation and set to be completed in early May. The pool overlooks the lake and offers breathtaking views, with a stunning infinity edge that seamlessly blends into the landscape. The integrated hot tub provides a perfect way to relax while enjoying the peaceful surroundings. For a preview of what the pool will look like, check out the two renderings included in our listing. The pool area is complemented by a large deck and pergola for shade, as well as a custom stone patio for sunbathing.
Other amenities on the property include paddle boats, kayaks, fishing, and miles of walking trails. We are less than 30 minutes from the entrance to Wintergreen Resort, which offers skiing, snowboarding, a Zip Line, archery, summer tubing, mountain biking, and hiking, to name a few.
A short drive away are many local breweries, wineries, and distilleries, including Pippin Hill Farm & Vineyard, Hill Top Berry Farm and Winery, Veritas Vineyards and Winery, Devils Backbone, Wild Wolf Brewery, Silverback Distillery, and Bold Rock Hard Cider. Also located close by are a grocery store, convenience stores, ABC store, Dollar General, and restaurants.
We are in close proximity to many other area attractions, including Charlottesville (32 miles), the Blue Ridge Parkway (20 minutes), Shenandoah National Park (15 miles), and Crabtree Falls (1 hour).

Summary: We always enjoy Berry Hill Lake. This was our third visit and it didn’t disappoint. The upgrades to the pool and surrounding area are well done and add the enjoyment of the property. The fish are always biting and the private hiking trails always make for fun family adventures.

Summary: Our family stayed at Berry Hill Lake over the New Years week. From the initial texts and emails from the property manager, to the check-in and the house and land itself, it was a great experience. The house and surrounding property are clearly cared for, and it was easy to just sit back and relax for a week! Highly recommend!

Summary: All of the glowing reviews you see here are telling the truth--Berry Hill Lake is an absolute dream come true. I fell in love when I saw the photos in the listing, but in person, it's all infinitely more beautiful. The home itself is stunning and far more spacious than I imagined. And the land is so well tended and cared for, a sense of peace just exudes from it and permeates every moment at Berry Hill Lake. Everything in the home was spotlessly clean and thoughtfully arranged. The kitchen is abundantly stocked in terms of cooking needs (we had 12 friends gathered for the weekend and cooked every meal there). The trails were beautiful and peaceful. The hot tub/pool was cozy and sweet, and the lake! Oh, the lake was just perfect. Lying on the floating dock in the sunshine is a memory I'll hold on to for a long time. (And for those who are interested in fishing, my partner had a joyful time catching and releasing trout) :) The land itself is rich and vibrant--we had deer strolling by us every evening, giggled at the banjo frogs singing each day, and gazed at wildlife in the sky (hawks, bats). The stars were striking each night, and everyone was reluctant to leave once our weekend was up. Finally, the property manager, Reed, really went above and beyond--kind and thoughtful, he patiently answered a number of questions beforehand and was responsive throughout our trip. A bow of gratitude for the beings who steward this land. I hope to visit again soon.

Summary: This was our second time visiting Berry Hill Lake and throughly enjoyed ourselves again. We hiked, fished and swam daily. The lake was stocked with bass and bluegills that we caught right off the dock and from a kayak everyday. Great Summer trip for the family.
